Manufactured Homes for Sale in Washington State
New Champion manufactured and modular homes at wholesale factory pricing, delivered and set anywhere in Washington. A licensed Realtor and 30 years of industry experience on your side.
Mobile, Manufactured or Modular: Buy Direct and Keep the Savings
Many people still search for "mobile homes," but homes built since 1976 are federally regulated manufactured homes, built indoors at the factory to HUD standards. Modern floor plans have open kitchens, vaulted ceilings and finishes that look and live like a site-built home.
NW Factory Homes is a virtual dealership. With no showroom lot to carry, our homes typically sell for $30,000 to $70,000 less than new homes at traditional dealers. Champion can also build to modular specifications for buyers who want a home that qualifies for conventional financing.
Our service area is all of Washington State, with most of our projects in Clark, Cowlitz and Lewis counties and west to the coast, including Long Beach.

Frequently Asked Questions
How much does a new manufactured home cost in Washington?+
Price depends on size, floor plan, options and site work. Because we sell wholesale from the factory, our homes typically cost $30,000 to $70,000 less than comparable new homes at traditional dealers. Contact us for a quote on the floor plan you want.
What is the difference between a mobile home, manufactured home and modular home?+
"Mobile home" is the old term for homes built before 1976. Manufactured homes are built to the federal HUD code. Modular homes are built to local building codes and can be financed like site-built homes. Champion can build either type.
Do you deliver to all of Washington?+
Yes. We serve all of Washington State, with most projects in Clark, Cowlitz and Lewis counties and west to the coast.
What does site preparation cost?+
Land preparation and development typically runs $30,000 to $60,000 depending on the lot. You are responsible for leveling, foundation and utilities, done by licensed contractors, and we can refer you to ones we trust.
How long does the process take?+
The factory build takes about 12 weeks, and delivery and setup typically add 30 to 60 days. Changing the design after you start is the most common cause of delays.
What financing is available?+
We are a dealer for 21st Mortgage and work with preferred lenders for land-home, FHA, VA, construction and chattel loans. Down payments vary by loan type.
